Pine Ridge sits south of West Columbia in a quieter corner of Lexington County where the development thins out and the lots get bigger. The town has a rural-suburban feel. You're ten minutes from I-26 and all the shopping along Sunset Boulevard, but the neighborhoods themselves are set back from the main corridors with enough tree cover and space between houses to feel removed from the metro bustle. Newer builds, familiar problems
Cambridge Hills and the Rockford Place area represent a wave of residential construction that brought families into Pine Ridge over the last couple of decades. Newer homes look clean, but the carpet tells a different story after a few years of daily life. Builder-grade carpet installed during construction is typically a mid-range polyester that looks great at the model home showing and starts showing traffic patterns within 18 months.
The bigger issue with newer builds in this part of Lexington County is what happened during construction. Drywall dust, sawdust, adhesive smears near baseboards, and the general debris of a build site all get ground into carpet before the first homeowner even moves in. A quick once-over from the builder's cleaning crew doesn't get this out. It settles below the carpet pile and forms a gritty base layer that dulls the appearance and accelerates wear.
Pine Ridge and the Midlands climate
Pine Ridge doesn't sit on the river like Cayce or West Columbia, but it's still firmly in the SC Midlands humidity zone. Summer dew points hover in the upper 60s and low 70s for months, and carpet padding absorbs that ambient moisture overnight when the house cools and the AC cycles off. By morning, the pad is holding more water than you'd expect, and it doesn't fully dry out before the next evening cycle starts.
Pollen season compounds this. Pine Ridge's tree canopy, heavy on loblolly pine and water oak, drops pollen from late February through May. The yellow-green film that coats every car and mailbox in the neighborhood also drifts indoors through open doors, HVAC returns, and on clothing and shoes. It embeds in carpet fibers where a vacuum can reach the surface layer but not the fine particles trapped below the pile.
